LTEC, suppose you had a client who just inhereted the above house I posted, and he wanted you to totally rennovate it. You had carte blanche to do what you want, just keep in mind the structural limitations. How would you remodel? Cost isn't an issue.

Meaning it works.
Sigh:
Good spatial relationships,desirable features. It is a good base to work with but i would adjust it, some areas seem smallish, but it is something that will vary depending on your personal use.
It is a fairly decent tract. But it is not a really good custom home.

No no, I appreciate the comments--for me, just having it work is a good thing, since I really don't know too much about what I'm doing.

I should have given scale: the guest room is 12 X 12, so the measurements can be extrapolated from there.

I originally did the designs in Borderbund's 3D Home Architect 4.0. I then did a screenprint, transferred to MS Paint and touched up the details.

Smiley: I live in NYC, so it's apartment life for me! I'm actually moving over the next couple of weeks into a larger place (with a back yard, woo!).
